Our Current Job
Our Challenge:
To double the square footage of this turn-of-the-century villa while retaining its old-world charm.
Our Solution:
First, we had the proposed changes to the house modelled in 3D Studio Max. This allowed for an unprecedented degree of interaction with the client who was able to "walk through" the house the way it was proposed to look. That way, he could determine that everything was as he expected.
Next, we raised the main portion of the house up a story to allow for a double tandem garage, laundry, workshop area, and new bedroom to be added underneath.
We then turned the original kitchen (which had been attached to the rear of the house) into a lounge area. We also added a ground-floor bathroom.
Above the lounge we built a new level which contained the new kitchen - we made it totally modern, with granite countertops and lots of storage. It was now still in the same relationship to the rest of the house as it had been originally. As a bonus, we added another level above the kitchen where we located a new, spacious master bedroom - and, finally, we designed large new ensuite (with a relaxing jacuzzi under a skylight to the stars) tucked up underneath the roof.
New Front View for Jessie 25 Street
To top it all off, we've built two covered balconies on the front of the house and we've added two more balconies (also covered) on the right rear - now there will be sheltered balconies where one can enjoy the fresh air in virtually any weather.
A heat exchanger, a complete remodel of the two existing bathrooms, a new powder room in place of the old scullery, a wrought-iron fence, a security gate with buzzer connected to the phone system, a covered patio, a small landscaped yard, wiring for LAN - with four jacks in each room - and there you have it.
Twice the space for half the cost.
New Rear View (only the door and windows actually line up!)

(We have now been contacted by other homeowners inquiring about having their homes raised and a garage and extra rooms built underneath. As usual, we've started a trend.)
